A customer walked into our store looking for Christmas lights. I showed her our top brand, but—wanting to make sure each bulb worked—she asked me to take them out of the box and plug them in. I did, and each one lit up.
“Great,” she said. I carefully placed the string of lights back in the box. But as I handed them to her, she looked alarmed.
“I don’t want this box,” she said abruptly. “It’s been opened.”

Living By Faith
Dear Beachside Family and Friends:
We certainly live in exciting times. As we look around us, we see many indications that the return of the Lord is near.That prospect certainly feels us with joy, knowing that we will see Jesus face-to-face. The trumpet will sound, and the dead in Christ will rise, and we who are alive and remain in the earth will be caught up together with them to meet our Lord. There is only one question for us: are we ready?
Society tells us that if we live a "good" life, we will surely go to heaven. Religion says that if we have done enough good deeds in our lifetime to outweigh any evil deeds we may have committed, heaven is ours. This line of thinking may comfort some, but is it accurate? When Jesus comes, what will His expectations be?
Jesus addresses His return in Luke 18:8 " ...Nevertheless when the Son of man cometh, shall he find faith on the earth?" He asked the question because he knew that there would be many people who were trusting in their religion to save them. When Jesus speaks of faith, He is not addressing religious groups. He is not speaking of the Methodist faith, the Baptist faith, the Catholic faith, or any other Christian Denomination. Christian denominations did not exist when Jesus made this statement. The question Jesus asks is this: when I return, will I find people who are LIVING by faith?
Hebrews 10:38 tells us "Now the just shall live by faith; But if anyone draws back, My soul has no pleasure in him.” Living by faith is more than just belonging to a church or a denomination, or attending services. Living by faith requires believing and acting on the Word of God every day of our lives. Some ask the question "what is faith?" Faith can be simply defined as "believing that God will do what He says He will do". To live by faith is to believe what God says and do it. The Bible tells us what God says, so if we are people of faith we will read it, speak it, and act on what it says.
When Jesus returns, will he find you and I living by faith? Romans 10:17 says that "faith comes by hearing the Word" Join us Sunday morning at 9:30 for prayer and 10:00 for our worship service. We will be worshipping God in spirit and truth and preaching the Word of Faith. Remember: "....everyone who is a child of God conquers the world. And this is the victory that conquers the world—our faith. (1 John 5:4)

Scammers Going Strong
"Received a very alarming call this morning from a girl that was getting ready to send cash to someone for keys for a rental she found on Zillow/Trulia," Heartland Real Estate Agent Dawn Dell posted Tuesday on Facebook. "This is my listing, currently active, and the sellers are not interested in renting."
Luckily, the out-of-state customer sensed something and called Dell.
It's happened several times in the past, Dell said Wednesday. "I get the listing and they steal our pictures."
In this case, the scammers – who Dell said are sophisticated – posted on Zillow.
Scammers usually offer a sensational deal – in this case under $700 for a house that would normally rent for $1,000 a month.
"When you talk to (the scammers), they say they're in the military and they're not coming back, that's why they need to rent it quick; or they couldn't sell it so they need to rent it."
Six locals replied to Dell's post, each saying they or a close relative had encountered scams. Andy Centonzio tried to rent a house in Sebring. However, his wife had worked for a local Realtor.
"She said, 'I took that photo. That's my photo,'" Centonzio said.
RE/MAX Realty Plus agent Sue Dean was called by a woman who had driven by the house that Dean had listed. "She said, 'I'm getting ready to send money.' I called the sellers. They said they didn't put it on Craigslist. It's kind of scary, really."
Both Dell and Centonzio said renters should use common-sense business practices: if a deal sounds too good to be true, it probably is; and never send money to people you don't know.
"One guy wanted cash or a money order," Centonzio said. "One guy wanted the money in advance, and he would FedEx the keys. One wanted to know if we had Western Union or Amscot, so I could wire the money. And one guy was asking for credit card information."
Always contact the real estate agency that has the sales listing, Dell suggested. "Have somebody look at it. Look in the local paper for houses, or use a rental company that's in town."
Dean suggested searching for the property owner's name at the Highlands County property appraiser's website, www.hcpao.org
Centonzio kept asking to see the inside of the house, a request scammers couldn't fulfill. "They say, 'Oh, we're not in town.'"

Condo Board Legislation
TALLAHASSEE, Fla. – May 2, 2017 – Florida lawmakers passed a bill this week that imposes criminal penalties for some condo board violations.
To become law, the bill, CS/CS/HB 1237, still needs Gov. Scott's signature. If signed, it becomes effective on July 1, 2017.
"This is very important for Miami-Dade because it's something that condo owners have been waiting for for nearly a decade," Sen. René García, a co-sponsor of the bill, told The Miami Herald. "But the reforms will help all Florida residents with similar problems. Sen. José Javier Rodríguez co-sponsored the bill in the Senate, and Rep. José Félix Díaz sponsored a version in the House.
A media investigation last year by the El Nuevo Herald and Univision 23 led to the bill. In the report, "Condo Nightmares," news reporters found cases of electoral fraud, misappropriation of funds and rigged bids.
In February, a Miami-Dade grand jury recommended changes to Florida's Chapter 718 that oversees condo boards, as well as the Florida Department of Business and Professional Regulation (DBPR).
CS/CS/HB 1237 covers a number of condo oversight rules, but high-profile ones include:
- If a condo association has more than 150 units, it must publish its financial reports on a password-protected web page.
- If owners are denied documents and if fraud is proven, the people responsible for the fraud could face felony charges after July 2018.
- Condo board directors are limited to eight years unless they get a super-majority of votes in later elections.
- Directors can't receive payments from the condo association, nor can they hire relatives.

Closing Roadblocks
CHICAGO – May 2, 2017 – Twenty-three percent of real estate professionals say they faced closing delays for a transaction in March, and 7 percent say the sale contract was terminated altogether, according to the Realtors® Confidence Index, which is based on responses from more than 2,500 Realtors® nationwide.
Clients who had trouble obtaining financing was the most common reason for delays, respondents to the survey said, followed by appraisal issues.
While financing issues remain the top roadblock to closing, however, fewer respondents cite financing currently as the number who did when the survey began tracking such data.
"The decline may reflect the improvement in the economic environment, better credit histories from borrowers and improvement in the loan evaluation processes of mortgage originations," the report notes.
But appraisal issues are growing more common as a closing problem. Real estate practitioners say a shortage of appraisers, valuations not in line with market conditions and "out-of-town" appraisers who are not familiar with the local market are the biggest problems they face concerning appraisals.
Indeed, 55 percent of mortgage originators recently surveyed reported some level of difficulty getting appraisals, according to a separate NAR survey.

Prices Up - Inventory Down
WASHINGTON (AP) – April 25, 2017 – U.S. home prices rose steadily upward in February as more homebuyers chased fewer available properties, a trend that many analysts say may not be sustainable.
The Standard & Poor's CoreLogic Case-Shiller national home price index, released Tuesday, increased 5.8 percent in February, the most in 32 months. Such strong price gains and slightly higher mortgage rates may eventually cool off demand.
But for now, sales of new and existing homes are robust. Last month, sales of existing homes reached their highest level in a decade. The strong demand, however, hasn't enticed more Americans to sell their homes. The number of houses for sale has dropped to its lowest level in nearly 20 years, which makes finding an available home the toughest challenge awaiting potential buyers in the spring home buying season.
Many homeowners have benefited from the sharp price gains of recent years, but those increases have also made it harder for them to "trade up" to a bigger house, discouraging them from selling. Others have very low mortgage rates and may be reluctant to sell if doing so would force them to take on higher borrowing costs.
The cities with the biggest annual price gains in February were Seattle; Portland, Oregon; and Dallas.
Still, some relief may be on the horizon, though it's not clear when. Average rents are leveling off, which could keep many people in apartments and dampen demand for homes.
Mortgage rates are also up from last year's record lows. Those two trends "could put a dent in home-buyer demand and overall price growth," said Svenja Gudell, chief economist at real estate data provider Zillow. "Those changes won't necessarily be unwelcome, especially in some rapidly growing coastal markets in which buyers, sellers and renters could all use a breather."
The Case-Shiller index covers roughly half of U.S. homes. The index measures prices compared with those in January 2000 and creates a three-month moving average. The February figures are the latest available.
Home builders are ramping up construction to meet the healthy demand, which may provide buyers some relief. Ground breakings on new homes rose 8.1 percent in the first three months of this year compared with 2016.
And the supply of new homes available for sale in February climbed to a seven-year higher of 266,000.
